Within this guide you will find the answers to any questions you might have before you arrive. It also contains full directions to the property and contact telephone numbers.

Key Collection

To arrange access to your property, please telephone the number below at least 5 days prior
to your arrival date.

Arrival and Departure

To ensure the housekeeper is able to prepare the property to the highest standard expected, we ask you to check-in anytime from 16:00 onwards. Please vacate the property by 10:00 on the day of departure, this will ensure the housekeeper has time to prepare the property to the same high standard for the next guests.


Complimentary ‘welcome’ hamper

A complimentary hamper will welcome you on arrival containing a few essentials such as tea, fresh coffee, sugar and milk along with a few extra goodies for your enjoyment. The hamper is provided with our compliments; please be aware there may be some regional variations and sadly we are unable to vary according to preference or cater for individual dietary requirements.


Starter Pack

A complimentary starter pack will be awaiting for you on your arrival containing fresh coffee, tea, sugar, fresh milk and biscuits.


Linens

Bed linen is provided as well as bath and hand towels.


Sundry Items

Complimentary travel size toiletries are provided.


Fuel

Fire lighters and a stock of kindling, logs or coal, are provided free of charge for the duration of your stay.


Cots & High Chairs

Cots, where ordered, are travel cots and are only supplied with padded bases, please provide your own bedding. High chair types may vary from property to property. It is the responsibility of guests to set the cots up on arrival in the room and location of choice.


Hot Tub


Important - Barbecues

Barbecue provided, please leave the barbecue in the condition you would wish to find it. Thank you in advance.


Dogs

Dogs are welcome in some of our properties; however, there is a charge for this. You must ensure that dogs are properly controlled and supervised at all times. They must not be left unattended at the property and are not permitted in any of the bedrooms, or on any of the furniture. Please see your property’s Notes section on our website for any further requests when bringing your dog to this property.


Additional Services

Service cleans are complimentary for stays of 8 nights or more. Your housekeeper will arrange this with you during your stay.


Additional Guests

Each property accommodates the exact number of persons detailed in the current particulars. If you anticipate the number of occupants will exceed those given on your Booking Confirmation, please notify our Booking Office immediately. Failure to do so will contravene insurance cover.


No Smoking Policy

Sorry, smoking is not permitted in any of our properties. Should it be found that a guest has been smoking within a property, charges will be made for a ‘deep clean’.


Complaints Procedure

Unfortunately things sometimes will go wrong while on holiday but these situations are always best resolved at the time. In the unlikely event you have a problem in respect of the Property this must be reported to the owner/housekeeper (or if unavailable, Rural Retreats) as soon as possible to enable remedial action to be taken. In the event problems are unreported, no compensation will be offered as it will be considered neither the owner nor Rural Retreats have been offered a reasonable opportunity to resolve the matter.


Directions

Please note that your Sat Nav may not bring you all the way to the farm, so following these directions is recommended.

From the M25 J5 take the A21 southbound towards Sevenoaks and Hastings.
Stay on the A21 for approx. 32 miles, passing Sevenoaks, Tonbridge, and Tunbridge Wells, and then Bewl Water and Bedgebury Forest.

After approx. 32 miles you will reach the first set of traffic lights, at Flimwell.
Turn right onto the B2087 signposted Ticehurst.
After 2.5 miles you will reach a T-junction with the B2099.
Turn right passing the Volvo garage.
You will then drive through the village of Ticehurst, passing the village square on the left (village store is here), plus The Bell pub on the right.

As you leave the village, take the first road on the right, Cross Lane (small white toll house on the corner).
Go down Cross Lane passing Maynard’s Fruit Farm (PYO), and then The Bull pub on the left.
Keep straight on into the hamlet of Three Leg Cross.
Ignore the right turn into Tinkers Lane and continue straight on.
After this junction the road narrows.
Slow down here as as the road bends to the right, you are looking out for a farm track on the left, signposted “Private Farm Road”. The entrance is fairly narrow and easily missed.
Go down the farm road, past the cottage on the left and take the first drive on the left signposted “Bakers Farm”.

Please close the gate and drive down the drive.
At the bottom of the drive take a sharp right before the barn, drive alongside the barn and you will arrive at Bakers Farm Oast - welcome!


Electric vehicle charging

The rules for safe operation of any designated EV charging point installed at the property can be found within the Information Folder in the property. The point will be clearly marked for your use and costs of charging are either paid at the point of booking or directly on-site.

If there is no designated EV charging point installed at the property, it is strictly forbidden to charge your vehicle from the domestic electric supply (for example by putting a plug into a plug socket inside the property) as it is highly dangerous and could invalidate the owners property insurance and your own motor insurance. Please charge your vehicle at one of the local charging points near the property.


Additional Information

A fenced off pond is in close proximity (please ensure children are supervised).

Please note that internet access is offered at this property for recreational purposes only and is not meant for business use. Speed/service may vary depending on the package obtained by the owner which is provided to guests free of charge. Should guests experience difficulties or loss of use, neither the owner nor Rural Retreats will be held responsible.

Emergency support on the Out of Hours line is available between the hours of 5.30pm - 10pm Mon - Sat and 10am - 10pm on Sunday.

Please use the Out of Hours line for the following emergency reasons only:


1. No heating, electricity, gas or water

2. Any serious water leaks

3. Locked out

4. Anything that constitutes a serious risk to Health and Safety.
